The Jiayujiayuan (Phase I) shantytown renovation project in Pingchuan District, Baiyin City belongs to the urban shantytown renovation project in Pingchuan District. The project is located south of Pingtang Road, north of S308 Line, and south of Xingping
To the east, the project implementation entity is Gansu Dongfang Yunzhu Real Estate Development Co., Ltd.
The total land area of this project is 8465.95 square meters, with a total construction area of 33841.71 square meters. Among them, the above ground construction area is 26922.12 square meters (residential area is 23222.72 square meters, service supporting commercial building is 3699.40 meters), and the underground construction area is 6919.59 meters. A total of 192 new residential buildings (170 shantytown renovation and resettlement houses, 22 commercial houses) will be built, with 154 parking spaces (100% reserved charging pile interfaces) and 24 energy-saving charging piles installed. The estimated total investment amount of the project is 224.1312 million yuan. Among them, the construction and installation cost is 124.1233 million yuan, including 112.4127 million yuan for the main project and 11.7106 million yuan for supporting facilities in the community. Other construction costs are 10.342 million yuan, reserve funds are 13.1022 million yuan, and construction period interest is 6.0544 million yuan.
The construction content of this project is divided into two parts: the main project and the supporting infrastructure within the community.
(1) Main project:
Two new residential buildings with shear wall structures (1 # and 2 #) will be built, with a total construction area of 23109.84 meters. Both are 1 underground floor and 24 above ground floors, with two units, two elevators, and four households arranged. The 1-26 floors are residential buildings. New two-story framework commercial service network with a building area of 4206.06 meters; Build a new underground framework underground garage with a building area of 10000.00 square meters (including a civil air defense building area of 1000m).
(2) Supporting facilities within the community
The supporting facilities in the community include roads and hardening, water supply and drainage, heating, fire protection, electrical and other pipe networks, greening and landscape, etc. Road hardening 1480m2 (4m wide road 250m,
1.5m wide road (320m), 2963.08m green area, 1129.53m square paving and hardening; Build 1 180m3 fire water tank, 8 inspection wells, and 2 small garbage collection points; Lay 210m of water supply network, 190m of rainwater network, 180m of sewage network, 220m of heating network, 170m of natural gas network, 320m of strong electrical cable, and 550m of weak point cable; 2 sets of supporting water supply and pressurization equipment, 2 sets of gas standard box type regulators, 1 set of fire-fighting equipment, 1 1000KVA transformer, 2 630KVA transformers, 1 350KVA diesel generator, and 1 set of monitoring facility host display screen and controller; Install 8 sets of electronic monitoring equipment, 30 streetlights, and 24 energy-saving charging stations.
The expected construction period of this project is from August 2023 to December 2024.
